The smart money is heading west - The Daily Telegraph



IF it were not for the standout performance of Sydney's west during 2012, the overall property market in Sydney would not have retained its buoyancy. Besides offering outstanding value in comparison to other areas of our city, the west is increasingly becoming a lure for investors keen to grab some property action.



That trend was observed by several economists and investment specialists during the year, including independent property valuation and advisory group Herron Todd White, which observed earlier this month: "The small investor returned to the market in droves in 2012, especially in the west."


That trend is set to become more emphatic in 2013. Interest rate cuts, for which The Daily Telegraph has consistently argued, are one reason for the west's resurgence.


Now we're seeing an increase in loan applications and building approvals across much of the west, where the enthusiasm of first-time buyers and investors is anticipated to drive property prices up by as much as 5 per cent.


Even at that rate of growth, the west will easily retain its advantage in housing value over Sydney as a whole.


Other important advantages are also becoming apparent.


A younger demographic is influencing the west culturally, bringing yet more diversity to an area already known as one of Australia's most colourful and varied.


The coming 12 months could be a mini boom for an area that for too long was seen as Sydney's second tier, behind the first level of established harbourside and inner-city suburbs.


That's all changing now.


The smart money is following a two-word rule: go west.


When it comes to infrastructure, a smart government should follow the same rule.


Nicky's first Christmas


EVERY baby is a miracle, but some are more miraculous than others. Little Nicholas Byrnes, just 18 months old, fits into the latter category.


The happy toddler was born in 2011 to mum Anthea Nicholas, whose conception at the age of 50 was without any IVF treatment at all. Other complicating factors should really have ruled out a natural conception, yet here young Nicky is.


The odds against his appearance on this earth are rated at several million to one.


Not that any parents or parents-to-be need a reminder, but the treasure of new life brings a fulfilling dimension to human existence. This applies no matter the age of any parents or the chances or methods of conception.


At 18 months, Nicky has an awareness of Christmas as a special moment for him. So it is for all children. At this sacred time, let us celebrate our own miracles and do our utmost to make Christmas 2012 a wonderful and affirming occasion.
